What is a measurement service?
Based on what you need, an appraiser will measure the property's dimensions and calculate square footage. The appraiser's document can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home.
These services are useful and often essential when disputing property taxes or selling a property.
How does a home measurement service work?
During a home measurement, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. Then, the appraiser develops a sketch showing the total square footage of the living area and garage.
The finished result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.
When is a measurement required?
Disputing real estate taxes
Property tax records often reflect the wrong square footage because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more square footage than you actually own!
Unless an appraiser has completed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed.
An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.
Putting a property up for sale
A measurement service can ensure that you're paid a fair price for your home.
Living space is one of the biggest factors potential buyers look for when purchasing a home. Your listing may show more or less Gross Living Area (GLA) than it actually has. The only dependable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or home measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).
For agents
We recommend requesting a measurement service for the property.
Your clients and potential buyers will appreciate your eye for detail, and you can be certain that the GLA on your client's listing is a true representation of their home.
